Tampa Bay carries an unusually deep institutional base for its size. Tampa General Hospital on Davis Islands is the region's only Level I adult and pediatric trauma center and the primary teaching affiliate of the USF Health Morsani College of Medicine. Moffitt Cancer Center — the only NCI-designated Comprehensive Cancer Center based in Florida — anchors the USF corridor alongside AdventHealth Tampa and the James A. Haley VA. BayCare, independently governed since 2024, operates sixteen hospitals from its Clearwater base, and HCA Florida's West Florida division runs the length of the region.
The demand story is more specific than "Florida is growing." Pinellas County has one of the highest concentrations of residents over 65 in the country but has not grown in population; the expansion is happening north, in Pasco County, where new hospital and outpatient campuses have opened in Wesley Chapel and Land O' Lakes. For a practice or an owner, that means two very different real estate problems in one metro — repositioning aging inventory in Pinellas, and competing for new product in Pasco.
